The Homebuyer Experience Record

What was promised? What was observed? Who responded? What responsibility was stated — and what was actually resolved?

This is a proposed resident-facing framework for documenting the journey from purchase promises through construction concerns, written repair or warranty responses, subsequent inspections, and final resolution. One case is one homeowner’s experience, not proof of a community-wide pattern. This is not a formal complaint service or a substitute for contacting the responsible builder, association, or regulator.

Would you like a voluntary Homebuyer Experience Record available for Laguna Vista residents?

This is an informal, non-scientific community interest poll. Results reflect submitted browser responses, not verified unique residents.

Votes store only your selected choice, a poll-specific anonymous browser hash, and the server timestamp. Attempt protection stores the same hash, a counter, and a server window timestamp, allowing five submission attempts per 15-minute window. This browser retains a random poll identifier and your recorded choice. One response per browser; clearing browser storage or using another browser can bypass this limit. No resident experiences are collected.

NOT YET ACTIVE

A future voluntary Resident Reporting system may support reviewed, de-identified Aggregate Reporting. It is not a repair, warranty, or dispute-resolution system. No resident-reporting data is being collected now.

Privacy, methodology, review standards, consent language, retention, lost-security-key behavior, and technical safeguards remain under development.

  2. 02

  3. 03

    Independently Verified

These describe possible future evidence states, not an active intake process or a guarantee that any report will reach independent verification.

A low rating by itself does not establish a pattern.

Future reports would be reviewed, not automatically published. Repetition does not convert an allegation to fact.

When an issue may merit future editorial review

  • multiple homeowners independently report substantially similar conditions
  • same building component appears to fail repeatedly
  • inspection or repair records support condition
  • documented warranty requests remain unresolved after repeated attempts
  • water intrusion, mold, electrical concerns, structural movement, failed windows/sealing, or another potentially material condition
  • records identify a discrepancy between what was represented, warranted, inspected, repaired, or subsequently observed

Distinguish an observable condition from its claimed cause, poor service from a code violation, a warranty dispute from a construction defect, and a documented pattern from anecdotal similarity. Corrections and resolution should be visible; if an issue is resolved, its status should be updated.

Aggregate tracker

No resident-reporting data is currently being collected or published. This tracker is reserved for future de-identified aggregate reporting if and when the voluntary reporting system, methodology, privacy process, and review standards are approved and activated.

Dashes indicate that no aggregate figures are published, not a verified count of zero reports.
